Depending on the project's circumstances, there are two possible Business Plans. Scenarios for the Capital Investor to decide on the following.
1) The property is to be sold upon preliminary plan map approval. This option requires a much smaller capital investment to expend but has a lower profit return ($ Dollars), which is caused because of the time and risk Builders must deal with after acquiring the land, incurring debt service on a non-entitled project until such time all engineering and permits are fully approved.
2) The Property is fully engineered with all approvals and permitting ready to start land development construction.This option is the most profitable option with shovel-ready projects at extremely high demand by builders.
